Manufactured Home Discussions
Question: Because of the way the market is, the cost of mobile homes has been much higher than in the past. For example there are older, not well maintained mobile homes at around $100,000 and nicer or remodeled around $150,000-$200,000. How are the counties handling that?
Answer: Keep in mind that the cost values that come from Marshall & Swift are a year behind and are meant to provide a uniform base, so you will need multipliers to bring those values into current Market Values. Multipliers are used to adjust for the Market. Don't be afraid of using a higher Multiplier than you'd expect to be using. You may find yourself using anywhere from 1.3 to 1.8 and that's fine.
Discussion:
Weber: Created a Mobile Home Model they are using this year.
Kane: Uses the Manufactured Home in PUMA and adjusted multipliers by Neighborhood.
Emery: Adjusted Multipliers by year built.
Set up a Neighborhood for Mobile Homes in PUMA so that when they are adding Multipliers to a Manufactured Home they can add their Neighborhood Multiplier and the Improvement multiplier.
* Please Note: When adding more than one multiplier, the multipliers are multiplicative.

Question: How do you handling skirting?
Answer: Skirting is based on liner ft not Area. The standard height is 18". There are additional options in PUMA you can choose by selecting Add Ons > MH Optional.

Question: How are we verifying sales to start making adjustments?
Discussion:
Calling realtors.
Sometimes the realtors will come to the office to do the title transfer.
Checking Utah Real Estate. Salt Lake County normally has the more Mobile Homes for sale than other counties. You can get a good idea of ranges based on location and quality.

Question: How are counties handling larger, stick built additions? The addition may not be the same quality as the manufactured home.
Discussion:
Kane: Adds all the square footage together and adjusts the quality.
Emery and Tooele: Value the MH as one building and the stick built as another building, adding the codes together for their Admin sys.
Feedback from Scott: At some point it really becomes a SFR instead of a mobile home. In the future, we may be able to add the ability to add wings/additions as an option so that the mobile home and stick built can be the same structure.

System Reports Demo
Tedra demonstrated different types of System Reports and how to use the Land Guide report.
Nick mentioned using the Residential Review Report for an upcoming class.
Scott talked about the Query Report we have that we would be happy to run to check your data before you close your rolls along with the PUMA vs Admin Sys values to check for error on the values. We hope to have this built into System Report for next year.
